Description of WorksThe redevelopment of the Bourke Place ground level lobby will include upgrades to the existing retail and food offerings, a serviced eatery and grab-and-go style cafe to complement seating and informal meeting areas.
New entrances will enhance physical and visual connectivity from Bourke Street, into the ground floor lobby, and through to the tower lobby. Additionally, the project will involve modifications to the existing western terrace, the conversion of the existing southern terrace into a more amenable space, and the refurbishment of the entry, main, and northern lobbies.
The demolition scope consisted of the full strip out back to shell of all the main areas noted above including terraces. Due to the restricted access to the site and limited loading areas key planning and scheduling was required to manage waste removals and plant/equipment deliveries.
As the Tower structure remained live throughout the project some elements of demolition work were required to be completed out of hours to eliminate disruption to tenants.
Strip out works consist of the full removal of all old furniture and fixings including wall coverings, floor coverings, ceilings including mechanical and electrical services. Areas were taken back to shell in preparation for new fit out works.

Key works of the project included:

- Demolition of the Concrete staircase in the North Lobby using a Robotic Demolition Excavator.
- Demolition of precast concrete façade panels above the live food court in the lower ground floor.

All demolition/strip out works required key planning and protection works to ensure no adverse impacts were caused throughout the project.
